How do I apply for a rental property?
You can browse our available rental properties on our website. Once you find a rental that meets your needs, you can submit your secure online application directly through our website.
We review each application carefully before making an approval decision.
What qualifications are required to apply?
Every applicant must meet certain qualification standards in order to maintain the quality of our rental properties.
Our screening process includes income verification, employment confirmation, credit history review, rental history verification, background screening and eviction record review.
Note that our process is fully compliant with fair housing laws.
How long does the application process take?
Application processing times vary. Typically, applications are reviewed within several business days.
Can I schedule a property showing before applying?
Of course! If you’re interested in one of our rentals, you can schedule a showing before submitting an application. Our team will be happy to walk you through the property, answer any of your questions and ensure that the home meets your expectations before moving forward.
Are there fees and charges to pay before moving in?
Before move-in, you are generally required to pay all initial move-in funds outlined in the lease agreement, including security deposit, first month’s rent and other approved charges.
Once all required payments are made, we will provide you with your keys.
When is rent due each month?
Typically, rent is due on the first day of each month, but please verify your specific lease agreement.
You must pay rent on time to avoid late fees and other consequences.
How do I pay rent?
When you rent one of our homes, you will have access to a secure online payment portal that allows for fast, convenient and reliable rent payments using multiple payment methods.
Through the portal, you can also review payment history and account information at any time.
What happens if rent is paid late?
Late payments may result in late fees and other consequences. Continuous non-payment may lead to an eviction.
If you anticipate having trouble paying your rent on time, please contact our management team immediately to discuss available options.
How do I submit a maintenance request?
All non-emergency maintenance requests should be submitted through the resident portal.
The resident portal allows our team to receive requests quickly, coordinate service efficiently and provide updates regarding repair scheduling when necessary.
If the maintenance issue is an emergency, please call our emergency maintenance line right away.
What qualifies as an emergency maintenance issue?
Emergency maintenance issues involve situations that present immediate health or safety risks for residents, or significant property damage concerns.
Examples may include major plumbing leaks, complete heating failure during winter months, electrical hazards, flooding or security-related issues.
We prioritize responding to emergency issues to ensure your safety.
How quickly are maintenance requests handled?
Response times vary depending on the urgency of your request.
We address emergency situations immediately, while routine maintenance requests are scheduled as quickly as possible – typically, within a week.
Am I responsible for maintenance costs?
You are generally responsible for keeping the property in a good condition – that is, cleaning the home regularly and reporting maintenance issues when they arise.
If there are resident-caused property damages or unauthorized alterations, you will be responsible for covering the costs of repair.
Can I have pets in the property?
Pet policies vary by property.
Certain homes may allow pets – but they may be subject to approval, pet deposits, monthly pet fees, and breed or size restrictions.
You must confirm pet policies before signing a lease agreement.
Can I paint or make changes to the property?
No alterations, painting, renovations, fixture replacements, or other modifications may be made without receiving prior written approval from Ciel Bleu Properties.
Unauthorized changes will result in repair charges or lease violations.
What if I need to break my lease early?
If you need to break your lease early, lease termination fees, notice requirements and additional financial obligations may apply.
Please carefully review your lease agreement before requesting early termination.
Can I renew my lease when it expires?
Yes. In many cases, you have the opportunity to renew your lease before the current lease term ends.
Our team will communicate renewal options with you in advance. This will allow you to review any updated terms and make an informed decision before the lease expiration date.
What happens during move-out?
You are required to provide written notice in accordance with lease terms before vacating the property. Prior to move-out, you are expected to remove all personal belongings, complete general cleaning responsibilities, return keys and leave the property in acceptable condition.
We will then complete a move-out inspection to ensure the home is still in good condition. If there are no damages beyond normal wear and tear, we return your full security deposit.
How is my security deposit returned?
After move-out, we inspect the property. We will make deductions from the deposit for damages beyond normal wear and tear. We then return any remaining deposit funds within legally required timeframes.
Can Ciel Bleu Properties enter the property while I’m renting?
At Ciel Bleu Properties, our team can enter the property when necessary for maintenance, inspections or emergencies – but only with proper notice.
